Our Flat Rate commission includes:
- All cost and work associated with marketing and promoting your property to potential guests.
- Personal website for your property, rather than just being put in a table or search function.
- You can check out http://www.dvfamilycondo.parkcityexperience.com to see what your site would look like. The first part of the web address is unique to each property.
- Each property we manage is kept unique from the others, which allows us to suggest alternate properties to guests if it benefits everyone, but you won’t have to compete with other properties that we manage.
- Correspondance with guests before, during, and after their stay.
- Handle guest contracts, security deposits, Utah Sales Tax requirements, billing, etc.
- New linens and towels for your unit once per year.
- Ongoing consumables (toilet paper, hand soap, etc.)
- All cleaning and laundry between guests.
- Personal walkthrough after cleaning, and before each guest arrives.
- Guests will arrive with a gift on the table (box of chocolates, etc.)
- Ongoing suggestions to the owner on how to improve guest experience, increase traffic.
- Monthly reconciliation (You get a check every month when rent is collected).
- No length of time commitment in the contract.
Things that are not included in Flat Rate commission:
- Major expenses associated with ownership of a property (major repairs, replacements, non-routine maintenance or cleaning).
- The increased level of attention we provide allows us to better care for your property, so most routine issues can be identified and covered under the security deposit from the guest at fault.
- We reserve the right to determine if an issue is the responsibility of the guest, or of the owner (such as an appliance that is simply at the end of it’s life, rather than being damaged by actions of the tenants).
- We will never charge you to replace/repair something that can be resolved through the security deposit!
- Due to the care we take in booking our properties, the number if incidents is drastically reduced.
- Cost associated with renovations or upgrades.
- Cost associated with maintenance of hot tub (if applicable).
- Any liability regarding the property, tenants, or events.
- Any guarantee regarding rentals/occupancy.
- We always meet or beat the rental estimates that larger companies provide, but do not guarantee this level of performance since it is based on many factors outside of our control.
What we offer that large management companies can’t (or won’t):
- Personal attention to detail in your condo.
- We always do a personal walk through before each guest arrives. We know that it was cleaned right, there aren’t any issues from previous guests, and everything is exactly how we want it to be.
- Individual screening of potential guests.
- More quality tenants means less problems along the way.
- Booking decisions based on your best interest.
- Not only to maximize your profit, but to keep your property in the best condition possible.
- No length of time requirement in contract – If you aren’t happy, we won’t make you stick around!
